What is an assignment of contract, and should I care?

It means the buyer may transfer their purchase contract to another investor who closes in their place. It is legal in Florida when disclosed, and it should always be disclosed to you in writing before you sign.

Practically it changes little for you: the price on your contract is the price, the title company still closes, and you still get your proceeds.

What matters is that you know it may happen, that the contract says so, and that the buyer can actually close if the assignment does not happen. Ask directly: 'Are you buying this yourself, or assigning it, and what happens if you cannot find a buyer?'
