What does selling 'as-is' actually mean in Florida?

As-is means you make no repairs and offer no repair credits. It does not erase Florida's disclosure duty: a seller must still disclose known material defects that are not readily observable and that materially affect value.

The standard Florida as-is contract still typically gives the buyer an inspection period and the right to walk. A cash buyer who skips or shortens that period is taking on the risk that repairs cost more than expected — that is the trade you are being paid for.

Disclose what you know. Roof leaks, prior flooding, polybutylene or cast-iron pipes, sinkhole activity, permit history, active litigation in the association. Telling the truth up front almost never costs you a deal with a direct buyer; hiding it can cost you the deal and more afterward.
