All Out Rubbish Property Solutions · Liens, taxes & violations
Can I sell a house that has a lien on it?
Yes. Liens are paid out of the sale proceeds at closing, not out of your pocket beforehand. The title company finds them, gets payoff figures, and settles them on the closing statement. You only have a problem if the liens exceed the value.
Code enforcement liens, contractor liens, judgment liens, HOA liens, IRS liens, child support liens — all of them show up on the title search and all of them get addressed at closing.
What actually matters is the total. If the payoffs plus closing costs come in under the price, you walk away with the difference. If they exceed it, there are still paths: negotiating a lien reduction (municipalities in both counties will often settle an accrued code fine when the violation is cured), a short sale, or a buyer who takes on the cure.
The worst move is doing nothing. Code fines accrue daily and judgment liens accrue interest, so the number is larger every month you wait.

Important disclosure
All Out Rubbish Property Solutions is a local real estate investment company, not a real estate brokerage, and no one on our team is acting as your real estate agent. We buy houses and land directly with cash, or we assign our purchase contract to one of our vetted cash-investor partners. Either way, you pay zero commissions, zero fees, and zero repair or cleanout costs. We never list or advertise a property we do not own or have under a signed purchase contract.
Nothing on this page is legal, tax or financial advice. Florida lien, probate, foreclosure and association processes vary by case — talk to a Florida attorney or CPA about your specific property.
