Is it cheaper to tear down a house or renovate it?
It depends on the house. Renovation usually wins when the structure, roof and foundation are sound. Tear-down and rebuild often makes more sense when major systems, structure or flood elevation all need work at once. Get a demolition quote and a renovation estimate for the same property and compare them.
Older South Florida homes may need roof, windows, wiring, plumbing and elevation upgrades all at once. That's when rebuilding starts to compete.
Large renovations on homes in flood zones can trigger rules that require bringing the whole building up to current flood standards. Ask your building department.
Lot value matters: buyers and builders often pay for the land, not the house.
Your architect or builder should confirm what a new home will need on that lot before you demolish.
