Moving from a 2,400-square-foot house into a 1,100-square-foot condo means roughly half of what you own isn't coming. Doing that in one panicked weekend is how people throw away things they wanted and keep things they'll never unpack. Here's the eight-week version that actually works.
Weeks 8–6: measure first, decide second
Get the floor plan of the new place and measure the actual walls, closets, and the elevator door. Almost every downsizing regret traces back to a sectional, dining set, or armoire that was never going to fit. Tag furniture that physically cannot come before you get emotional about smaller items.
Weeks 6–4: the four-pile method, room by room
One room at a time, sort into keep, sell, donate, and haul. Do the garage, Florida room, and attic first — they hold the highest volume and the lowest sentimental value, so they build momentum. Leave bedrooms and photographs for last, when decision fatigue is lowest.
Weeks 4–3: sell what's actually worth selling
Realistically, that's jewelry, tools, firearms, quality mid-century furniture, and appliances under five years old. Nearly everything else takes more time to list, photograph, and meet buyers for than it returns. If a piece hasn't sold in two weeks, move it to donate.
Weeks 3–2: donate with the paperwork
Local charities take furniture in resale condition, working appliances, housewares, and building materials. Request the receipt — on a full-house downsize the deduction is frequently worth more than what the same items would have fetched on a marketplace app.
Week 1: one haul, not five car trips
Whatever is left in the keep-out pile goes in a single haul-away. A full house typically produces one to two 16-cubic-yard trailer loads, which runs roughly $550–$795 per load in Palm Beach and Broward County. Schedule it for the day after the movers, so anything the movers refuse to load goes out with it.
The snowbird variation
If you're closing a seasonal home rather than moving permanently, the sequence compresses: donate and haul before you fly north, not after. Empty units in summer attract pests and humidity damage, and coming back in November to a house full of ruined upholstery is a far more expensive cleanout.
